Fees payable when purchasing a property in Cyprus
Property Transfer Fees are payable once you have purchased a property and it is registered in your name. Note that by purchasing in joint names the fee's are reduced.
The fees payable are based on a simple calculation of three bands.
Value from €0 – € 85,430, the fee payable is 3%
Value from €85,430 – € 170,860, the fee payable is 5%
Value from €170,860 and higher, the fee payable is 8%
The Cyprus Government fee calculator will give you a guide as to how much you will have to pay. If you are buying in joint names, only put half the value of the property in the calculator field then multiply that by 2 to get the correct answer. If buying in one name then put the whole amount in the field.
The fees must be paid at an office of the Department of Land and Surveys. You will find thelist of offices here
